Spatial analysis of Airbnb apartment locations in Prague

Abstract

Tato práce se zabývá studiem determinantů prostorového rozdělení ubytování Airbnb v Praze, hlavním městě České republiky. Toto rozdělení pak následně srovnává s rozdělením tradičních forem ubytováním jako na příklad hotelů. Analýza je postavena na dvou datových vzorcích. První obsaahuje informace o všech evidovaných ubytováních na stránkách Airbnb v listopadu 2019. Druhý pak obsahuje data o hotelovém ubytování z března 2020. V této analýze jsou použity metody indikátorů prostorových asociací a metody nejmenších čtverců. Výsledky ukazují jednodušší distribuci Airbnb jednotek oproti hotelům, avšak s vyšší koncentrací Airbnb ubytování v centru města. Tato práce také poskytuje model s dobrými predikčními schopnostmi popisující hustotu Airbnb jednotek na kilometr čtvereční v jednotlivých městských částech. Poznatky této práce by mohly pomoci lepšímu porozumnění umisťování Airnb jednotek ve městě a mohly by tak poskytnout podklady pro budoucí regulaci tohoto segmentu.

This paper investigates the determinants of the spatial distribution of Airbnb listings in Prague, the capital city of the Czech Republic, and compares it with the distribution of traditional accommodation units such as hotels. The analysis is based on two datasets, one containing all 14 864 Airbnb listings in Prague in November 2019 and the other including a snapshot of 864 hotels from March 2020. Local indicators of spatial association and traditional OLS regression were used to study the determinants and differences between the distributions. The results show a simpler and more centered distribution in the case of Airbnb units. The study also provides a model describing Airbnb density in each municipal district with high predicting power. Insights from this thesis could help understand the principles behind Airbnb dispersion and so create a basis for future regulations of this relatively new market segment.
